How to Prepare Your South Carolina Home For Sale

To prepare your home for sale, ask a professional to inspect your HVAC system, check your insulation and upgrade to a programmable thermostat.

Schedule a Professional Inspection

Most home buyers want their purchases inspected before they sign a sales contract. If your HVAC system needs work, buyers could negotiate a lower price or decide to purchase a home in better condition.

Instead of risking a failed transaction, have your heater and air conditioner inspected before you put your home on the market. Having your HVAC system checked regularly by a professional also keeps minor issues from becoming severe problems.

Check Your Home’s Insulation

Gaps or thin areas in your home’s insulation can cause drafts in winter and warm spots in summer. If people aren’t comfortable in your home, they won’t think about buying it. Adding insulation can also help you save energy.

Check for leaks by turning off your HVAC system and holding a candle or a piece of string near your home’s outer walls. When the flame or string moves, there’s a draft nearby. 

You can add spray foam, cellulose or gypsum insulation to your walls. Use weatherstripping on doors and windows.

Upgrade to a Programmable Thermostat

A programmable or smart thermostat lowers your utility bills. Programmable thermostats are easy to use, and you can control many models from your smartphone or computer. Some can even learn your routine over time without programming.
